The City of Calimesa is offering financial assistance in the form of housing rehabilitation loans for the repair of housing owned and occupied by low-income households.  The funds can be used for improvements, such as re-roofing, electrical, plumbing, and structural repairs.  In order to qualify for such assistance, a housing unit must be owner-occupied and located within the City of Calimesa.

The financing terms shall be determined as follows:

a) Low-income households who are determined as being within 80% of the Riverside County median income will qualify for the HOME-funded owner occupied rehabilitation program assistance.  The loans will be deferred for up to 30 years for all qualified households.

b) Low-income owner-occupants who are elderly (age 62 or older) or permanently disabled may be eligible for zero percent (0%) deferred payment loans up to $40,000.  All other low-income owner occupants may be eligible for two percent (2%) deferred payment loans up to $40,000.

c) All loans are due upon sale of the property, transfer of title, refinance to cash out/borrow, or when borrower no longer occupies the home as his/her principal residence or upon reach the end of the term, whichever occurs first.

Many home rehabilitation activities are eligible under the program.  However, any code violations or health and safety items in the home MUST be corrected as a condition of funding.  Repairs that are eligible in this Program include:  stucco, painting, roofing, plumbing, electrical, energy and weatherization items, garage doors, fumigation, flooring and other items which are necessary for the health and safety of occupants.  Examples of items that are not eligible are:  barbecue pits, ceiling fans, swimming pools, fireplace, and other items determined ineligible.
